We are seeing positive signs in the Summit County real estate market. The number of sales are increasing and the inventory is decreasing. We are hoping that adding a little more balance to the supply and demand will help to level out prices. Overall the Summit County picture is positive. Within that picture we can narrow our focus and look at individual towns. Some are making positive strides while others are still struggling. Frisco is one of the towns looking pretty good right now.
Currently there are 91 residential properties on the market in Frisco. In 2011 there were 137 residential sales in Frisco. If this year's sales only match 2011 in Frisco, we only have a 8 month supply of inventory. Frisco's sales increased 17% over 2010. We anticipate another year of increases in sales numbers this year as well. That makes our current inventory level look even better.
With that said, this is typically the time of year when inventory levels are lower. Sales are slower during the beginning of the year. Once ski season is over, owners will put their properties on the market once again and drive up our inventory levels. However, those inventory levels should still be lower than they have been over the past couple of years.
A healthy market is said to have about 6 months of inventory available. Less than that indicates a seller's market, more than that is a buyer's market. Summit County is still a buyer's market, there is no question about that. We are, however, making progress towards a healthier market, especially in Frisco.

It's that time of year again. The Romp to Stomp is back in Frisco on March 3rd. Grab your snowshoes and head out to Frisco's Peninsula for a great time. It's wonderful exercise, fantastic company, and a great cause; breast cancer research.
